They are involved in leasing and developing property and tenant services, and they acquire and develop properties for their portfolio rather than for resale. Meanwhile, mortgage REITs extend credit on existing properties directly to real estate owners and operators, or indirectly through mortgage-backed securities or the acquisition of loans. Finally, hybrid REITs own properties and also make loans to real estate owners and operators. Income Distribution To qualify as a REIT, a company must distribute at least 90% of its taxable income each year to its shareholders. A company that qualifies as a REIT can deduct dividends paid to its shareholders from its corporate tax bill. As a result, most REITs remit nearly all of their taxable income to investors and owe no corporate tax. This dividend distribution rule also benefits investors: REIT shares tend to be among those paying the highest dividends. The dividends come from a stream of revenue generated from rents paid by tenants occupying REIT properties. In addition, because rental rates tend to rise as prices rise, REITs offer some protection from the negative market effects of inflation. Please note that the dividends paid by REITs may not qualify for the new lower 15% tax rate for dividends under the Jobs and Growth Tax Relief Reconciliation Act of 2003.
